“Horrible, I would have told you to sod off..!” She the went on to say, “I bet you sold double glazing. Your would like their £80,000 back…”

Robert Clark said, “What is your success rate completing doing this? Given the time it takes to exchange, surely the buyer realises that they are paying too much…”

Jon Smith commented, “It’s people like you that ruin the housing market. Greedy shite…”

They’re not wrong. 

And the reason they were on my back was because I told the story of how I sold a house for £80,000 more than what three other agents said they could get for it…

Thing is, the turned me down, “John, I’m not gonna give you this property. I like you. But you’ve clearly overvalued this property in order to win an instruction…”

I said, “I just want one viewing. I do not want you to sign a contract. And I do not want you to market the property. Just one viewing and if it doesn’t work, we can all walk away…” 

And that’s what we did. 

My buyer bought my clients house for £80,000 more than what the other agents had said my seller could achieve… 

Was it because I’m amazing?

No… far from it.

Was it because everything I touch turns to gold?

No…

Was it because I’m knowledgeable than other agents? 

When it comes to consumer psychology, yes…

Was it because I got lucky…

No…

It was none of these things. 

The reason this happened, was because I had the perfect buyer looking for their perfect home at the perfect moment in time and I had the perfect property…

But even then, I gave my seller instruction losing advice 99% of agents won’t give… 

“I don’t want you to market your property. I don’t want you sign my sole agency contract. But I have to bring my very best buyer round, and if he doesn’t make you an offer you can’t refuse, then we all walk away…”

I say this to all sellers that are worried about underselling their home.

If an agent tells you the big money. 

and if you’re nervous about missing out on the big money, give them your property. 

There’s just three rules…

  1. They are not allowed to market your property. 
  2. The agent has 5 days to bring their top three buyers.
  3. and if they don’t achieve what they’re telling you they can achieve with their top three buyers, then they’re overvaluing your home in order to win the instruction…

If you’re selling your home, and you’re worried about losing out on the big money. 

Give the agent your property. 

Just remember the 3 parameters above. 

Why? 

Because you don’t get a second chance to create a first impression.

and you never exposed your property to the market.

Meaning, the only people that lose, is the agent that tried to sell a lengthy sole agency contract…

Not you…
